Pre-Qualification
The mortgage process can be a complex, time consuming, and stressful undertaking. With what seems like an avalanche of paperwork, a sea of acronyms, and terms and conditions that make your mind flood with questions, it is important that you have the proper guidance throughout the process.
The first step is the pre-qualification, which is typically free. Your lender gathers some cursory details, including income, debt, assets, and length and strength of credit history. This is a vetting process to confirm you satisfy the criteria of a good candidate to begin the loan process. If you “pass” the pre-qualification step, you will then be given a general guideline that details the amount of funding you could be approved for.

Following the pre-qualification, the next step is a more thorough and extensive verification of your creditworthiness and eligibility for the loan. This requires significantly more documentation, and at times has an associated nominal fee, which may be rebated at the time of closing.
Being a pre-approved buyer has a significant advantage, as it means you are serious, committed, and eligible to properly purchase a home. At this time, when you present an offer to a seller, the seller is reassured that you can in fact qualify for a mortgage, and will value the legitimacy of the offer. It is not uncommon for Realtors to refuse to show homes unless the buyer is at a minimum, pre-qualified, although being pre-approved is preferred.
Evidently, a pre-qualified and pre-approved buyer is in a much stronger position to successfully purchase a home. Having said that, one must also be mindful of the fact that being pre-approved does not guarantee a mortgage, as there are additional factors that impact the final mortgage allocation, including (but not limited to) the following:
